Pre Commission Cleaning of LPHW & CHW

• Our Water Treatment engineer would attend site to carry out a water treatment survey to ensure the flushing activities can be carried &offer advice where necessary.

• We would require systems being complete, pressure tested and all circuits and valves being fully open prior to our attendance on site.

• We would complete the flushing activities in one continuous site visit including back flushing.

• We would utilise the permanent circulating pumps and the introduction of temporary drain off points.

• All sensitive items of plant would be by-passed for the chemical cleaning operation as provided for in the BSRIA AG1/2001 document.

• Any items of plant, which may be susceptible to blockage or damage from the cleaning process, would be by-passed prior to work commencing. All by-passed plant should be provided with valves and drain connections for back flushing plant at completion to the BSRIA Guidelines.

• Pre commission cleaning will be carried out in accordance with the requirements of the specification and BSRIA application guide on Pre Commission Cleaning AG1 2001 and will briefly consist of an initial dynamic flush, chemical clean, post clean dynamic flush and final corrosion inhibitor and biocide dosing.

• All items by-passed during the cleaning process will be re-introduced into the system after final dosing.

• The mains water supply should, in the absence of any other priorities, are sized, so that the minimum flushing flow rates in the system can be achieved as per BSRIA AG1/2001 water table guidelines.

• Appropriate mains water pipe sizes can be related to system volumes. A minimum pressure of 3-Bar should be provided at the top of the building to ensure that flushing volumes are achievable.

• The filling loop must be sized in accordance with AG1/2001.  (See table below)  The water supply must be no further than 20m from the main return pipe work within the pump plant room.

System Volume (litres)      <2000    |   2000 – 10,000    |    >10,000

Minimum mains size (mm)  25mm   |         40mm         |      50mm

WATER TREATMENT:

Ascot Commissioning Service UK Limited offer to supply the expertise and instrumentation necessary to carry out the Water Treatment and Commission duties as indicated below.

• Foul drains capable of receiving flushing water at the maximum rate of 4l/s per second within 10 metres of all plant.

• The system is to be provided with low point drains of the straight through type on all main return pipes. The size of drain required to be agreed prior to commencement.

• By-pass pipe work must be full flow and fitted with valves to allow for isolation of individual sections of the systems.

• A list of the materials used in the construction of the systems should be made known to us to ensure complete compatibility with the chemicals intended for use. In particular we need to ensure if aluminium is present within the system.

• A full witness of all operations would be offered as cleaning and flushing operations can be adversely affected by delays in the programme.

• We can supply a discharge effluent license.

• TVC/SRB/PSEUDOMONAS samples are included.

Chlorination:

• We would require for the system to be completed in one continuous site visit.

• All GRP tanks and Hot Water storage vessels are to be chlorinated and cleaning can be arranged if required.

• Designated flushing points to be agreed prior to commencement.

• We require 15mm gate valve or quarter turn valve after the incoming main isolation valve.  Drain cocks are no longer required due the valves acting as a non-return valve under pressure.
